Project Budget and Design Tips

• When beginning any sort of a project, whether it’s a complete remodel or changing the decorating scheme, you should always allocate a design budget and stick to it as much as possible. Budgets are a great way to avoid overspending, but they can go over if you don’t plan ahead.

• Remodeling budgets can run over due to numerous unknowns behind those closed walls, such as electrical, structural problems, mold etc. which are not revealed until demolition. So keep a reserve budget for such situations. How many times have you heard from someone who is having remodeling done on their home and say, “Boy, this is costing more than expected!” Sure, it does happen because homeowners budget only the amount the contractor has indicated. Well, the contractor can’t see behind walls or floors. Expect the unexpected and you will be prepared.

•Before purchasing any items for the room I always plan with sketches and/or scaled drawings to present to the client to give a complete understanding of the space. By doing this ahead of time it also avoids spending money for items that are not necessary for the space or are too large for the room.  A floor plan will also help avoid constantly moving furniture around the room to find the best position.

• I also create selection boards with the furniture your contemplating and fabric samples and color swatches. This allows you to have a complete view of your design plan. This is where you can eliminate or add items. You will also be better able to see how everything matches and which items work better than others.
